Deed Fraud is on the Rise

Florida homeowners are being targeted — and many don’t know until it’s too late. Last year, over 9,000 fraudulent deed filings were reported. Our system helps you stop it before it happens.

Florida has specific risk factors

Florida’s real estate market, with its high volume of transactions, out-of-state ownership, and large senior population, makes it a potential hot spot for real estate scams, including deed fraud.

Certain properties and individuals are more vulnerable

Fraudsters tend to target properties that are new owners, 2nd homes, vacant, abandoned, in foreclosure, have tax or utility liens, or are owned by deceased individuals whose heirs haven’t legally transferred title. Older individuals are also often at higher risk because they are more likely to own their homes outright.

Growing number of cases reported

Florida has seen a growing number of cases involving criminals changing property titles, sometimes even when the owner resides in the home. For instance, a recent LexisNexis study found that mortgage fraud scams (a related type of fraud) were up 51% last year. Quitclaim deed fraud, specifically, is also reported to be on the rise, according to Florida Realtors.

Switch to online transactions has contributed

The increased reliance on online transactions in real estate may have contributed to the rising problem of deed fraud in Florida.

In summary: While deed fraud is not a widespread occurrence affecting every property owner, the chances of your property being involved are higher in Florida compared to some other states. If your property falls into any of the vulnerable categories mentioned above, or if you’re concerned about potential fraud, it’s wise to be proactive in protecting your property.
